Iron Hill Construction Management built a 361,770 sq. ft. Class-A warehouse and distribution facility at 710 American Boulevard in Bear, Delaware. The ground-up industrial development was delivered on a 28-acre site within the Greater Philadelphia and Mid-Atlantic logistics corridor, supporting large-scale distribution operations.
The facility features 36′ clear heights, 68 dock doors, two drive-in doors, high-efficiency LED lighting, and 3,150 sq. ft. of move-in-ready office space. The site includes extensive trailer and passenger vehicle parking and was designed with sustainability in mind, targeting LEED Certification. Strategically located near I-95, I-295, and Route 40, the project provides direct access to major East Coast transportation networks and port markets.
