Iron Hill completed the Design/Build of a 113,500 sq. ft. headquarters facility for Cigars International, a global cigar distributor, at 1911 Spillman Drive in Bethlehem, Pennsylvania. The project transformed a portion of Lehigh Valley Industrial Park VII into a modern, state-of-the-art facility, as part of the largest brownfield redevelopment in the United States. The building includes private offices, warehouse and distribution space, a call center, and a 41,600 sq. ft. advanced humidor.

The site, formerly part of Bethlehem Steel’s 1,000+ acre complex, required careful planning and coordination to integrate modern infrastructure while adhering to environmental remediation standards. Iron Hill oversaw all site work, foundation improvements, and utility upgrades to prepare the property for current and future industrial operations.

A 100,000 sq. ft. expansion followed, increasing the building footprint to 213,500 sq. ft., with expanded warehouse and humidor space. The addition incorporated advanced material handling systems, smart warehousing technology, and structural enhancements.
