Iron Hill led the redevelopment of a 196,823 sq. ft. obsolete office facility, transforming it into a modern Flex Center campus. The project required significant structural modifications, new mechanical and electrical systems, and a complete reconfiguration of the building to accommodate flexible lease footprints up to 160,000 sq. ft. Site improvements included brownfield remediation, upgraded utilities, and enhanced loading and circulation to support manufacturing and distribution uses.
The first 150,000 sq. ft. building was delivered to Stuffed Puffs for the expansion of their production operations. Stuffed Puffs is an innovative confectionery manufacturer best known for its chocolate-filled marshmallows, bringing a new twist to a classic campfire favorite while producing at scale for retail distribution nationwide.
